Location: From Edmonson Texas, north on FM 1424 to FM 145, then 1 mile west to near the northeast corner of section. Same as approximately 10-11 miles west of Kress Texas, on the south side of FM 145. Description: This short section of land is comprised of 96% Pullman clay loam soils with 0-1% slopes. This is the most desirable soil type for raising typical crops in this area.
There are 6 wells on the property, all equipped with electric submergible pumps. There are 2-10HP, 1-30HP, 1-12.5HP, and 1-15HP pumps. Depth ranges from 310-345’. The tile is 50 psi plastic. A 1994 Valley Pivot Sprinkler System in good condition conveys with the sale of the land. This system has 15 towers and is nozzled for approximately 400 gallons of water per minute. The sprinkler holds good pressure initially, but pressure is less at the end of the year. The fertilizer tank and telemetry system is owned by the tenant. There is a house and few acres on the north/central side on FM 145 that is not included. There is also a notch out of the southeast corner and that is the main reason it is not a full section. This land is very productive and mostly level.
