Location: Approximately 8 miles north and 1 ½ mile west of Cotton Center Texas. FM 1071 is the North boundary and Elm County Road is the West boundary. (Near Mayfield Community)

Legal Description: West/2, Section 15, Block J-D, Abstract 391, Hale County Texas,
Containing 320 acres more or less.

Description: This is a very nice, clean, high yielding, half section of irrigated farmland. Ten year yield history for cotton is over 1000 pounds per acre. Take a look at the APH yields and you will see the yields are much higher for the last 4 years. You would be hard pressed to find a cleaner farm. All submersible well pumps have been replaced within the last couple of years. Farm to Market road 1071 provides excellent access to the north boundary. County Road Elm is the west boundary. View the soils summary and notice it is mostly level land with good soils. There are 5 irrigation wells that average 296.2’ depth. The pumps consist of 3- 15 HP- Poly, 1- 12.5 HP- Poly, and 1-20 HP- Steel. The wells were metered by the HPWD on July 28, 2020. The 5 wells were producing a total of 422 gallons per minute to the pivot. There are two pivot sprinkler systems that are owned by the Tenant.
