Legal Description: Section 50, Block B-3, Cope, Briscoe County Texas, containing 640 acres, more or less.
Location: East/Central Briscoe County* From the east main entrance to Lake Mackenzie, head north on Highway 207 for 2 miles to County Road AAA, then west on CR AAA for 1 mile to the northeast corner of ranch. Entrance to the ranch is in the northwest corner, 1 mile west.
Description: Farm #885, Tract #1112:This is a really nice section of grass north of Lake Mackenzie. Good access is provided to the north boundary by County Road AAA.
Cope Creek meanders through this section from the north to the south. Several areas along the creek hold water most of the time for cattle and wildlife. The creek becomes deeper and wider as you travel southward. The northwest 155.29 acres is enrolled in the CRP program and is expiring 9/30/2020. This area has several small to medium sized mesquite trees that will provide good cover for deer and other wildlife. These acres have a mix of bluestem and shorter native grasses that cows prefer. There are also 42.31 acres in CRP with the same expiration date located in the northeast corner. The remaining acres consist of good native grass and Cope Creek. Cope Creek adds nice aesthetic appeal and holds wildlife for hunters. A domestic well and electricity is located on the north side near the old homesite. This well also furnishes water to another tank south of the house, near the midpoint of the ranch. There is a new fence on the east boundary. The other boundary fences are fair/poor condition, with most of those having 4 wire barbed wire, wooden posts, and some metal posts. This is a nice ranch for grazing livestock, hunting, and recreation. Lake Mackenzie is approximately one mile south of the southern boundary. GRAZING* HUNTING* DEER* HOGS*RECREATION*
