Legal Description: Ab 2365, NW/4 and N/2 of SW/4, Section 36, Block A-4, and Ab 1681, SE/4, and S/2 of SW/4, Section 36, Block A-4, all in Hale County Texas, and containing 480 acres more or less.

Location: 6 miles south of Hale Center TX, then 2 miles east on FM 37 to the SW/corner. County Road Q is the west boundary; CR 225 is the north boundary.

Description: This is a nice farm with excellent access just south and little east of Hale Center Texas. There are a total of 6 irrigation wells. These wells are all equipped with electric submergible pumps that range from 7 ½ to 10 horsepower. The wells are producing a total of 280-300 total gallons of water per minute. Well depth ranges from 270-280’. Two Valley Pivot Sprinkler (w/Cams Panels, Tall Rubber, Very Nice) systems are available on the NW and SW quarter sections. The pivots have been total refurbished a few years ago and appear to me to be in excellent condition. All wells and also 2 lake pumps are tied together with high pressure plastic underground tile. A nice lake and lake pump located in the SE/4 is equipped with a Dobbs 20 HP Floating Lake Pump. Another smaller 7 ½ HP lake pump is near the NE/corner to help drain water off of a small amount of land when it floods. Both lake pumps are plumbed into the tile/sprinkler system. There is a filtration/strainer system for the lake water.  The lake pumps will pressure up both sprinklers at the same time with good pressure when the lake is full or after a flood. This is very inexpensive water to irrigate crops with. This is an ideal farm for raising cotton, wheat, grain sorghum, or other typical crops. It would also be ideally suited for a cattle farm that could be planted to improved grasses and irrigated. A domestic well and older barn are located on the north side with a 2100 gallon capacity water dock on cement slab.
