Legal Description: East/2, Section 30, Block B-4, Briscoe County Texas, containing 319.4 acres, more or less, and being the same property described in deed recorded in the Official Public Records of Briscoe County, Texas at Volume 7, Page 430.
Location: This half section of land is located in the southwest quadrant of Briscoe County Texas, very near the southeast corner of Swisher County Texas, and also the northwest corner of Floyd County Texas. From the intersection of FM 378 and FM 145, the property is 3 miles south, and one mile west to the northeast corner of property. County Road CC is the north boundary, County Road A is the south boundary, and County Road 3 is the east boundary.
Description: This property is a combination of irrigated farmland, dryland farmland, native grass, and playa lake bottom. Good access is provided by county roads. The tenant states that there are two irrigation wells that are producing a total of approximately 300 gallons of water per minute. There is a 7 tower sprinkler system on the land that is owned by the Tenant and does not convey with the sale. A Buyer will need to install another sprinkler system in order to irrigate this land efficiently. Other acres are watered with underground tile using furrow irrigation. The current sprinkler system applies water to approximately 122 acres. Cotton, wheat, cattle forages, and grain sorghum are the typical crops being raised on this land. The north part of the farm is the best land. The south portion includes the playa lake bottom and native grass. Fences around the lake and grass are in poor condition with some age, but are currently being used to hold cattle on the property. The farm is currently leased for 2018 to a local farmer.
